Are Dubai Rents Falling? And Should You Still Be Renting?
For the first time in several years, tenants in parts of Dubai are getting somewhere when they push back at renewal. Not everywhere, and not by much, but the direction has changed.
If you're renewing a lease in the next few months, or weighing whether to keep renting at all, here's the actual picture.
Are rents in Dubai actually falling?
In parts of the city, yes. Rents eased in the three months to May 2026, and Q2 data showed further declines in average rents as new supply arrived. But rents remained higher year on year, and the softening is concentrated rather than universal.
The split is clear: apartment-heavy communities absorbing large volumes of new supply are seeing genuine easing. Villas and townhouses have held up much better, with growth still running strongly in some communities, because the delivery pipeline for them is comparatively small.
So "are rents falling" has a location-dependent answer. A one-bedroom in a supply-heavy apartment community and a three-bedroom villa are in different markets.
Why now?
Supply, almost entirely.
A large number of units were scheduled for handover across 2026, following heavy deliveries in the preceding two years. When completions outpace the rate at which people arrive to fill them, the balance tips. Landlords who could name a price in 2023 are now competing with newly finished buildings offering incentives.

Does cheaper rent mean I should keep renting?

The same supply wave that's softening rents is also giving buyers more choice and more negotiating room than they've had in years. Both sides of the equation moved. Rents easing a few percent doesn't change the underlying question, which is how long you plan to stay.
Renting usually wins if: you may leave the UAE or change city within a few years, your job situation is uncertain, you don't have the liquidity for a down payment plus fees without straining, or you want the flexibility to move as your circumstances change.
Buying usually wins if: your horizon is long enough to absorb transaction costs, you have the cash for a down payment plus fees comfortably, and you'd rather build equity than pay rent. Note that upfront costs run higher than people expect now, because banks no longer finance the 4% DLD fee or agency commission, so those come out of your own pocket.
The number that decides it is your holding period. Transaction costs on buying and later selling are substantial. Spread across seven years they're minor. Spread across two years they dominate everything else.
What people get wrong about the comparison
Comparing rent to a mortgage payment alone. Ownership also carries service charges, maintenance, insurance and the opportunity cost of your down payment. Service charges in particular are an annual per-square-foot cost that surprises first-time owners.
Assuming rents will keep falling. The current easing is supply-driven. Supply waves get absorbed. Villa rents demonstrate what happens when the pipeline is thin.
Ignoring the off-plan option. If you're not in a rush to move, a developer payment plan lets you spread the cost over the construction period while continuing to rent, rather than needing a large lump sum now. That changes the affordability question entirely, though it means paying rent and instalments simultaneously for a period.
