Leily is the largest live release in Azizi’s Al Jaddaf portfolio — 193 units currently available, against 80 at David and three at Farishta 2 in the same district.
That scale is worth understanding before you buy, because it cuts both ways. It means real choice on floor, orientation and layout. It also means the largest single block of comparable stock entering this rental market at handover.
Studios, one and two-bedroom apartments plus three and four-bedroom penthouses, on the western bank of Dubai Creek with Downtown and DIFC minutes away.
Pricing and payment

Leily is the one Azizi project where the published market figure and the developer figure agree exactly — AED 828,000 appears consistently across sources and matches the live listing.
The payment plan is where the market has it wrong. The developer’s own listing shows a clean 50% during construction, 50% on handover, 0% post-handover. Third-party portals variously describe this project as 70/30 and as 10/40/50. It is neither. If you have been modelling on a 70/30 assumption, the construction-phase commitment is lower than you think.
Add DLD 4% plus registration and trustee fees for all-in acquisition costs of roughly 7–8%.

A 20-storey residential tower positioned to maximise Creek and skyline sightlines. Unit sizes span roughly 330 sq ft at the smallest studio to around 3,558 sq ft for the largest penthouses.
That is a wide spread, and it means the building serves genuinely different buyers. The studios are the yield instrument. The three and four-bedroom penthouses are a separate proposition entirely — a small, differentiated tier with a different buyer, a different resale profile, and no meaningful internal competition.
Residences feature floor-to-ceiling glazing, textured feature walls, integrated kitchen appliances and private balconies. The building includes ground-floor retail, podium recreational facilities, dedicated parking and a rooftop leisure deck.
At AED 2,508.94 per square foot, the entry studio prices above the Al Jaddaf mid-market average, and the Creek position and finish level are what you are paying for.
Amenities
Fully equipped gym. Sauna. Steam rooms. Separate adult and children’s swimming pools. Private cinema. Rooftop garden. Ground-floor retail.
The rooftop garden is the amenity worth paying attention to in a Creekside building. Roof-level outdoor space with water and skyline sightlines is not something a competing tower can retrofit, and it is the kind of feature tenants photograph and mention.
The sauna and steam rooms carry an ongoing operating cost that will appear in the service charge. Request that figure before modelling net yield — on a building with this amenity load it is the single largest deduction between gross and net.

Half the price deferred to handover means a larger share can be converted into mortgage financing when a UAE bank facility activates at completion, at up to 80% loan-to-value — rather than being funded from cash across the construction period. For anyone building a portfolio rather than buying a single unit, that capital efficiency compounds.
The scale is the risk to weigh honestly. 193 units in one release is a substantial block of stock, and the studios and one-bedrooms will be the most crowded band at letting time. If a large share are investor-owned, you will be competing directly with your neighbours on price.
