Ghost is the closest thing in Binghatti’s mid-market range to a Downtown address without a Downtown price.
It sits in Al Jaddaf, within Dubai Healthcare City Phase 2, on the western side of Dubai Creek. Burj Khalifa, Downtown Dubai and Dubai Opera are three to five minutes away. Dubai International Airport is around ten. Al Jaddaf Metro Station is walkable. That combination of proximity and price does not exist in many places in Dubai.

The building
The façade is the outlier in Binghatti’s portfolio — a uniform, monolithic block of dark glass rather than the interlocking geometric balconies the developer is known for. It reads as a clean structural volume, and the name fits it. Whether you prefer it to the signature style is a matter of taste, but it is unmistakably distinct on a portal listing page, which has real value when a buyer is scrolling through forty near-identical towers.
Unit sizes span approximately 348 to 2,453 sq ft across studios, one, two and three-bedroom layouts. Studios run from around 348 to 713 sq ft; one-bedrooms start near 734 sq ft.
Parking is allocated at one space for studios through two-bedroom units and two spaces for three-bedrooms. That is worth checking against your unit type before purchase, because in a 776-unit building parking is a finite resource and tenants who drive will treat it as a condition rather than a bonus.

Temperature-controlled swimming pool. Separate children’s pool. Gym. Jogging and walking tracks. Viewing deck. Multipurpose lawn. Terrace seating areas. Dedicated children’s play zone. Secure basement parking. On-site retail.
The viewing deck is the amenity worth singling out. Ghost has direct sightlines to Burj Khalifa, the Dubai Frame and the Downtown skyline, and a building that gives residents a shared vantage point on that view is offering something that cannot be replicated by a competitor two streets away.

Al Jaddaf takes its name from Al Mujaddaf, a reference to the traditional rowing boats that once worked this stretch of the Creek. It is one of Dubai’s oldest waterfront areas and one of its fastest-changing.

Access runs via Al Khail Road and Sheikh Rashid Road, with the D68 two minutes away. The metro connection is the detail most listing pages underweight: a building within walking distance of a metro station lets to a tenant segment that does not own a car, and that segment is growing in Dubai.

Published entry pricing: studios from AED 888,888, one-bedrooms from around AED 1.29 million, two-bedrooms from AED 1.99 million, three-bedrooms from AED 2.99 million. Some sources cite slightly lower figures for the same unit types, likely reflecting earlier release phases.
The payment structure is 20/50/30 — 20% on booking, 50% during construction, 30% on handover. A fixed VAT-related fee of around AED 5,000 has been cited on some transactions.
The service charge is published at AED 15 per sq ft, which is genuinely useful information and rarer than it should be. On an 800 sq ft one-bedroom that is AED 12,000 per year. Build it into your yield model before you commit.
Handover has been scheduled variously for Q1 2026 (31 March 2026) and July 2026, with one construction update recording 32.28% completion at an earlier point. Both dates have now passed — confirm current status.

The investment read
Al Jaddaf’s argument is location arbitrage. You are buying minutes from Downtown at a fraction of Downtown pricing, in a district that is being redeveloped rather than one that is finished.
The tenant base reflects that. Dubai Healthcare City generates professional employment on the doorstep, the metro serves commuters into the central corridor, and the Creek frontage draws end-users who want water proximity without Dubai Creek Harbour pricing.
The known service charge of AED 15 per sq ft is a meaningful advantage in modelling. Most off-plan pages leave this blank, and buyers routinely underestimate it, which is how a 7% gross projection becomes a 5% net reality. Here you can do the calculation properly at the point of purchase.
The scale is the counterweight. 776 units in one tower means substantial internal competition at letting time, and the studio and one-bedroom band will be the most crowded. The two and three-bedroom stock is thinner and faces less internal competition, though it also carries a higher entry price and typically a lower percentage yield.
Views are worth paying for here. In a building with genuine Burj Khalifa sightlines, the difference between a unit that has them and one that faces the podium is a permanent rental differential — not a one-off.
