Binghatti Aquarise — Business Bay, Dubai Water Canal
Aquarise is the largest single residential tower Binghatti has built in Business Bay: 1,598 apartments and 28 ground-floor retail units on a plot exceeding 215,000 sq ft, walking distance from the Dubai Water Canal.
The façade is the point. Where Binghatti’s JVC towers use sharp geometric interlocking, Aquarise runs an undulating, wave-referencing form — an organic silhouette that reads as deliberately different from everything the developer has built before. Whether that appeals is personal. What matters commercially is that it is distinctive in a district where a great many towers are not.

The building
Three basement levels, ground floor, mezzanine, then 25 residential floors, a mechanical level and rooftop amenities. Sources also cite 29 and 30-storey configurations, so confirm final height on your floor plan.
Unit sizes span roughly 423 sq ft at the smallest studio up to 3,884 sq ft at the top of the royal suite range, with some listings citing figures beyond that. Configurations cover studios, one, two, three and four bedrooms, plus a distinct royal suite category — two, three and four-bed layouts that include private swimming pools.
That royal suite tier is the part worth understanding. In a 1,598-unit tower, the great majority of stock is standard apartments competing directly with one another. The private-pool suites are a small, differentiated subset with a different buyer and a different resale profile. If you are buying for capital appreciation rather than yield, that is where the scarcity sits.
Interiors use polished marble, natural oak and brushed brass. Floor-to-ceiling glazing, open-plan layouts, and balconies oriented toward the canal and skyline on the better-positioned stacks.
Amenities
Pool deck with an artificial beach. Sky garden. Infinity-edge pools. Gym and fitness centre. Padel and basketball courts. Wellness spaces. Co-working areas. Luxury lobby. Children’s play area. Landscaped gardens.
The co-working provision is worth flagging for investors specifically. Business Bay’s tenant base skews heavily toward professionals and remote workers, and buildings with credible workspace amenity let faster to that demographic than those without.

Business Bay is a fundamentally different investment proposition from JVC. Entry prices are higher and gross yields lower — typically 5–7% against JVC’s 6–10% — but the tenant profile is more affluent, void periods are shorter in the prime stacks, and capital appreciation has historically been stronger. You are trading yield for asset quality and liquidity.

A limited promotional structure has also been offered — 20% down payment, 20% during construction, 60% on completion, advertised as valid until 31 August 2026. That is a materially lighter construction-phase burden than the standard plan, which matters if you are deploying capital across multiple purchases or waiting on a liquidity event. Confirm whether it is still live and whether it applies to your unit before assuming it.
Published entry pricing has ranged from AED 999,000 to AED 1.2 million for the smallest studios, with some portals quoting AED 1.95 million and AED 2 million — which likely reflects larger unit types or later release phases rather than genuine studio pricing. Four-bedroom units have been quoted up to around AED 6 million. An EOI deposit of AED 40,000 has been cited.

The investment read
Business Bay apartments have delivered 5–7% annual gross rental yields, with projections of 20–30% value growth to completion circulating in marketing material. Treat appreciation projections as marketing rather than forecast — they are unverifiable and they assume market conditions hold.
The stronger argument for Aquarise is structural. Business Bay has finite land, established infrastructure and a tenant base that is not price-shopping the way JVC’s is. A canal-adjacent address in that district is not a supply that can be easily replicated.
The counterargument is equally clear: 1,598 units is a large volume to absorb into one market at one handover date, and standard studios and one-beds in that tower will be competing with each other at letting time in mid-2027. Unit selection — floor, orientation, canal exposure — carries more weight here than in a smaller building.
The three-year runway to handover also means you are taking a genuine view on where Dubai’s market sits in 2027, not just where it sits now.
