At 43 storeys, it stands well above JVC’s typical six-to-twenty-floor profile, in a district where most buildings top out under half its height. The name is not accidental. For a buyer, height translates into something concrete: upper floors here have sightlines over the JVC skyline that lower-rise neighbours simply cannot offer, and view premium is one of the few genuine differentiators in a district built largely from interchangeable mid-rises.

What is in the building
The unit mix is deliberately narrow: studios and one-bedrooms, with some sources also listing two-bedroom stock. There are no large family layouts. Apex was built as a rental-yield instrument, and the mix reflects that with no ambiguity.
Substructure is a single basement level for parking, which is worth noting against Amberhall’s three basements and four podiums. Fewer parking levels across 552 units means parking allocation is worth confirming on your specific unit before you buy, particularly if you are targeting tenants who drive.
Interiors follow the Binghatti mid-market standard: high ceilings, expansive windows, open-plan layouts, equipped kitchens. Natural light is the design priority, and at 43 storeys the upper stack gets considerably more of it than a typical JVC apartment boxed in by neighbouring towers.

The padel court is a more meaningful inclusion than it sounds. Padel has become one of the most sought-after residential amenities in Dubai over the past three years, and buildings with a court advertise it in rental listings because it converts. In a district with 849 buildings competing for the same tenant pool, amenity differentiation is one of the few levers a landlord actually controls.

JVC residents consistently name traffic as the community’s weak point and green space as its strength. The district’s master plan includes additional exits, and a Nakheel mall is in the pipeline. Both are upside factors that have not yet been priced into current values.
Pricing and payment
Published entry pricing has ranged from around AED 649,999 to AED 719,999, which puts Apex among the lowest-entry Binghatti projects in JVC. The payment plan is 20/50/30 — 20% at booking, 50% across construction, 30% at handover.
Handover has been listed variously as Q2 2026 and April 2026, both of which are now behind us, so current status needs confirming. If Apex has completed, buyers today are looking at ready stock rather than off-plan, which changes the payment structure entirely and removes construction risk from the equation.
Remember the acquisition costs beyond price: DLD 4% plus registration, trustee and admin fees, taking all-in costs to roughly 7–8%.

Apex is the volume play. Low entry price, small units, tall building, high unit count — all of which point at yield rather than capital appreciation.
JVC studios have historically returned 8–8.5% gross, one-beds 7–7.5%. With 552 units in a single tower and no larger layouts to diversify into, you are buying into a building where your competition at re-letting time is substantial and close by. The counterweight is the height: floors above the surrounding rooflines carry a view premium that lower-floor stock in the same tower does not, and that premium holds through rental cycles.
The practical advice is to be specific about floor and orientation rather than treating the building as one homogeneous asset. In a 43-storey tower, the spread between the worst and best unit is wide.
Average sale prices across JVC rose 5.0% year on year, with 14,663 sale transactions recorded across the district over twelve months — this is a liquid market, which matters if exit timing is part of your plan.
